'SEAGULLS' BRIGHTON HOLIDAY HOME - Smart Seaside Get-away
This gorgeous, four-bedroom, four-storey house is located literally a minute from Brighton’s superb Regency seafront and Hove lawns. The house is decorated in a modern style and has ample space and comfort for eight people, plus two small ones. There are side sea views from some of the bedrooms and the large, enclosed Moroccan-style courtyard is perfect for eating outdoors.
The Meeting Place café on the promenade is a short stroll away and great for breakfast or brunch 365 days a year. Churchill Square shopping centre and the Lanes are a 10-15 minute walk and there’s a huge range of restaurants and bars nearby, including the Gingerman, located just up the street, which appeared in the Independent newspaper’s Top 50 Places to Eat and Iydea, a funky vegetarian café which serves healthy food with a Brighton vibe.
Embassy Court, the iconic Art Deco apartment block designed by Wells Coates and completed in 1935, is on the corner of Western Street and Kings Road and Brighton’s seafront hotels, including the Renaissance-style De Vere Grand, are all easily accessible for afternoon tea or a cocktail in the lounge.
TOP FLOOR (SECOND FLOOR)
BEDROOM 4 (rear): Sleeps 2 adults + 1 child
Cosy, quiet double bedroom looking down onto the terrace sleeps 2 in a comfortable double bed. The room is decorated with Farrow & Ball wallpaper and has built-in wardrobes and shelving. There is a fold-down chair bed for an additional child.
BEDROOM 3 (front): Sleeps 2 adults + 1 child
This is a spacious double room with two 3ft single beds which zip together to be a super king. The room has built- in wardrobes and a side sea view from the shuttered bay window. There is a fold-down chair bed for 1 child.
The top floor family bathroom has a modern bath, basin and WC. There is a powerful rain head shower over the bath and a mirror shower screen. The room is decorated with zesty orange tiles, a heated towel rail/radiator and cushion flooring.
BEDROOM 2 (rear): Sleeps 2.
This quiet double room has Brighton-themed wallpaper. It has a double bed, built-in wardrobes and overlooks the tranquil terrace below.
MASTER BEDROOM WITH EN-SUITE BATHROOM (front): SLEEPS 2
The super master bedroom has two three-foot single beds which zip together to form a super king (6ft). There are fitted wardrobes and a side sea view from the large bay window. The pretty en-suite bathroom has a bath with hand-held shower attachment, wash basin and WC.
The front door opens into a small porch for coats and into the reclaimed oak-floored hallway leading to the living room and stairs up to bedrooms or down to the kitchen.
OPEN PLAN LIVING ROOM
The lovely open plan living room has a teal corner sofa at one end of the room, next to an original regency fireplace. The other end of the room has a bay window, a neutral sofa and two comfy chairs. There is a dark oak sideboard and a 42-inch flat screen TV (cable). There is also a DVD player, CD player with MP3 input/iPod pairing and fast Wifi. The neutral sofa converts into a sofa bed for one child.
LOWER GROUND FLOOR
The modern shower room contains a large shower cubicle and power shower. It is decorated with sleek grey tiles and a heated towel rail/radiator.
UTILITY ROOM & WC
The utility room has a fridge-freezer and washing machine, plus a handy extra sink and worktop. Off the utility room there is a cool WC with modern fittings.
The large kitchen is spacious and light with white floor tiles and a newly-fitted bespoke kitchen and granite-style worktop. The curved oak table seats ten. The kitchen is equipped with new induction hob, two ovens, microwave, dishwasher and all the pots and equipment you could need for a large family meal.
From the kitchen you can step out onto the large enclosed courtyard, which has white walls and is decorated with Moroccan-style tiles and plants. There is a 10-seater table next to the original Baker’s Stove, which is now a preserved feature.
IMPORTANT INFORMATION FOR POTENTIAL GUESTS
This property is situated in a residential area next to neighbours on either side, to front and back, some of whom have small children. Seagulls is not suitable for loud parties and we respectfully ask that you do not book the property if this is what you have in mind. The property is also unsuitable for guests who struggle with stairs.
Map & Parking
As in any city there is a shortage of parking and an abundance of parking & traffic wardens, so PLEASE be careful where you park and always read the parking signs!
The vast majority of Brighton self catering properties do NOT have a dedicated parking space. It is very rare to find one that does. You don’t really need a car in Brighton once in residence, if you plan to spend most of your time in the City, once you are here, it is best to park further out where you can park for free. The majority of Brighton streets have on street parking. Most streets are a mixture of resident bays and pay and display meter parking. Resident bays and pay and display bays are free to park in after 6 pm or 8 pm depending on the zone until 9 am. Please do read the parking signs on the streets for specific instructions.

There are 3 parking options. Tariff is £12.50 for 24 hours. Evening tariff, from 4pm to 11am, is £10. No special deals for weeks

Brighton has one of the best public transport systems in the UK. Taxis will take you where you need to go for approximately £5to £6 (approx) or hop on a bus, Brighton & Hove City bus stops display live arrival time feeds. You can also see live bus times online

“Perfect holiday house”★ ★ ★ ★ ★
Stayed here recently for a birthday. House was perfect, very clean and spacious. Located a short walk away from everything we was looking for. Key collection was very easy and straightforward as well as checkout. We were all very surprised how large the house was - 4 storeys! The house looks exactly like the pictures which allowed no disappointments, me and all my friends would defo recommend and revisit if we come to Brighton again! Very very pleased overall - exactly what we wanted.

So I booked this lovely house for my partner & our friends & family to stay in whilst attending Wildlife Festival 11th & 12th June 2016. To start with the photos of it are spot on, all the rooms are lovely & spacious with plenty of clothes storage the only slight downside is that the extra beds are chair beds but we knew this when booking.
The house has a main bathroom on the top floor with a lovely shower & bath, the 2nd floor has an en suite with a shower head attachment only (no holder) & there's a great walk in shower on the lower floor along with toilet.
The kitchen is huge & seats 10 people plus there's a handy outside courtyard which you get to from the kitchen area - also with outdoor seating (really handy but be cautious of noise as you're surrounded by houses)
The house doesn't come with on site parking but Brighton is a nightmare for this & I had pre booked a secure car park about 5 minutes walk away called Regency Mews - we parked 2 vehicles here for 4 days
The kitchen is fully equipped with a dishwasher, fridge / freezer, pots & pans & everything you could need :) just remember to take some dishwasher tabs if you want to use it.
The sitting rooms has a brand new tv with some DVDS to use, fast WIFI that works throughout the whole house & a hifi with CDs
I would highly recommend this property as it's a 10-15 minute walk from the pier & 10 minutes from central Brighton (the lanes) there are plenty of shops to buy food from about a 5 minute walk away as well as an off license on the same road & a lovely pub opposite - perfect for younger groups or older families NB there are several staircases so might not be suitable for very young children or the very elderly bear this in mind :) highly recommend using Keystay again

★ ★ ★ ★ ★ Left on Apr 26, 2016 for a stay in Mar 2016 Lovely house, clean, bright and the layout is very sociable. We stayed for a weekend in March- 10 adults fitted fine here with the two fold out beds. The house was clean and very light. Beautifully furnished and plenty of bathrooms/toilets for all of us. Lots of space for everyone and the kitchen was fabulous. Beautifully decorated, enough room for all of us to eat at the table and a lovely courtyard which we also made use of. There is a utility area behind the kitchen with ample storage and everything was laid out perfectly. Lots of staircases over 4 floors so probably not ideal for anyone struggling with stairs! Literally a minute walk from the seafront. Close to some lovely restaurants and within walking distance to the lanes. Multi-storey Parking is a bit of a trek from the house, (around 20 mins) so drop off all your bags and then go park. But it is reasonable fees for 24hrs there is a paybyphone app you can download to update and pay your parking so you don't need to keep popping back! Large and very smart bedrooms, comfy beds and a really nice lounge that we used to relax in, in the evening. Highly recommend this house. It was a pleasure to stay here.

Perfect Seaside Getaway ★ ★ ★ ★ ★ Left on Oct 28, 2015 for a stay in Oct 2015 This place is fabulous for a trip to a busy seaside city. It is close enough to walk to the main part of Brighton, ie lanes , shopping centre , bars and restaurants . But far enough away from the hustle and bustle. 2 minutes down the road to the seafront. Accommodation over 4 storeys , with very clever use of space. Kitchen and utility area are very well appointed with a lovely courtyard garden. Bedrooms bright and comfy. Used Regency Secure Parking for 2 nights , which was just around the corner from the property and very reasonable. Another recommendation locally is the Lion & Lobster pub. Food there is very good.
