Whether you are a hands on career landlord with a holiday let business or a hands off landlord with another life to lead, we can be of service in a way which best suits your needs, circumstances & budget.

Option 1 Full Property Management:  20%
Listing, Booking, advertising, marketing, property management, cleaning & linen Services.
If you are a hands off landlord, busy working full time, living or travelling abroad and wish to leave your property in safe professional hands, then this is the option for you, it includes

·         Property search facility by date, group numbers & location,

·         Taking down payments, balance and security deposit payments, refunding security deposits.

·         Organising & provision of turnaround cleans & property management. The charge is negotiable depending on the modules that you select plus VAT (when applicable).
·         A professional complementary photo shoot is included in this option
·         This option will include an agreed cleaning schedule, linen hire & laundry.
There is an option to add a property maintenance fund & monthly property management fee. Varying types or levels of cleaning from basic turnaround surface cleans, mid stay & periodic deep cleans. Choice of modules such as Meet and Greets & key collection services. We work closely with carefully selected in house property managers to provide this service.

Option 2: Booking Service 15-20%
Listing & Booking Management Service (payment collection & marketing) liaising with you or your appointed housekeeper
·         All marketing, advertising, updating of live availability calendars & your own property webpage,
·         Updating third party websites,
·         Email & telephone booking enquiries, sales,
·         Securing bookings by taking the initial deposit payment, balances and refundable security deposits prior to arrival,
·         Landlord monthly invoice payments & statements,
·         Liaising with property managers & personnel to ensure that guests are satisfied, or if guests require assistance (during opening hours),
·         Customer service & complaints,
·         Security deposit retentions & refunds recording and responding to customer feedback.
·         We offer minimum stays of 3 night’s duration, with possible back to back bookings in high season. We offer high quality and high end properties to discerning guests looking for a hotel alternative & therefore properties should be of a hotel standard & presentation.
·         A complementary photo shoot is included.
·         We work closely with locally sourced property management companies to manage bookings, they make sure properties are prepared and presented to the very best standards. They can provide quality linen, organise guest access and deal with property maintenance issues during a guests' stay. They will carry out regular property condition reports, leaving us to get on with the business of securing a high level of bookings for you. If there is an issue, property manager’s report back to us within 4 days, we can then put a hold on a guest's Security Deposit and make a retention if required. We act as intermediaries in this case scenario.
·          We are happy to work with the housekeeper and manager of your choice or with you, if you have a more hands on approach. We notify housekeepers and property managers of bookings, liaise with them over key collection, property maintenance issues and guest feedback.
Option 3 Listing & initial deposit 8%

Listing & Down Payment only
·         We Market your property and secure the booking for you, just taking the initial down payment and balance payments, you then take over from there, we charge a reduced commission for this service i.e. You then become responsible for taking payment of the Security deposit, Key collection and/or liaise with property managers and customers yourself.

Keystay offers you not only the flexibility of choosing different holidaylet packages but also a choice between setting your property to instant online booking or enquiry only.
Where possible we want to talk to clients to ensure your property is safe and properly looked after. We talk to guests personally to get a feel for the reason for their stay and build a relationship with them. In an age where more and more things are becoming impersonal, people always appreciate & prefer a more personal and professional service. Guests may be parting with large sums of money. It is important they feel that they can do so with confidence, by talking to us and asking questions.
We have the knowledge on how to maximise bookings revenue potential. Sometimes there is an element of negotiation between guests and owners and property managers, we act as intermediaries.
By offering both instant online booking, overseas guests can book online 24/7 but if you want more control over who is booking your property we can simply set your property to enquiry only. Keystay therefore offers the best of both worlds.
We take Refundable Security Deposits to safe guard your property from Damage and Bad Behaviour. We also work with the local fire service to make sure properties and guests are safe along with local security companies on certain key weekends to monitor noise and behaviour.
During office hours, we can answer enquiries, take bookings and meet potential renters. Our brand image is high end so you can be confident that Keystay guests are respectable & professional. We have a minimum age limit of 21 years. Proportionately, it is rare to retain damage monies. Whilst our guests can book online, the majority of customers will call to talk directly to us prior to making their booking and call frequently during the booking process, there are 3-4 transactions prior to their arrival, we can thus form a relationship with guests. Guests pay a substantial Refundable Damage Deposits ranging from £300 to £1500, which is refunded a week after departure, allowing property managers plenty of time to report any issues should they arise, the advantage of our on-line system means that a valued customer is never missed, this is of course is vital for overseas visitors, where time differences become an issue, we have visitors from all over the world!
