New York Style Loft Duplex
Centrally located, loft style, Brighton weekend accommodation with 1000 sq ft living space, 4 bedrooms, plus self-contained annexe 3 shower rooms plus 2 baths

Accessed by its own private front door, and situated on the first & second floors of the block.

The living space consists of an enormous 1000 sq ft open plan area with exposed steel beams, oak floors, large Crittall style windows and walls either clad in oak panels or finished in raw white plaster, a kitchen, shower and cloakroom. The floating staircase, designer furniture, bespoke storage, a huge flat screen TV and a selection of limited edition photographic prints and art work add to this beautifully lit, relaxed and very cool, extraordinary space, with cutting edge design epitomised by the attached shower and wash room, a state-of-the-art fibreglass shell, and by its kitchen area, with oxidised metal sheeting covering the units.

The kitchen table seats up to 16 people, perfect for your special event.

BEDROOMS
Situated on the top floor, off a naturally lit corridor, and accessed via the floating staircase, the bedrooms run the length of the building. There are 3 standard sized rooms and one master bedroom. Each room has a double bed, storage and fittings. One of the standard rooms and the master bedroom includes an open plan steel bath.

PLEASE NOTE:
Whilst the property can accommodate 16 guests it does feel a bit like a dormitory! The ideal group size is 10 with 2 guests per bedroom/studio, 14 works well with 3 in each of the bedrooms and 2 in the studio, 16 is OK if you squeeze an extra guest in the master bedroom and studio.

The layout:
OPEN PLAN LIVING DINING AREA
You walk up the stairs into a huge open plan living area. There are plenty of sofas providing plenty of room for everyone to sit and relax. There is a large flat screen television for entertainment.

The kitchen is at the far end of the space and is fully equipped with everything you will need. Including double oven, microwave, large fridge freezer, washing machine and dishwasher.

WET ROOM 1
Just off the main living area

BEDROOM 1 : Sleeps 3
Walk up the floating metal staircase and the first bedroom off the hallway can sleep up to 3 guests. We have a zip and link bed which can be arranged as a double or as 2 singles. There is an additional single guest bed. There is also the luxury of a BATH in the corner.

BEDROOM 2 : sleeps 3
Next bedroom along the hallway, again with zip and link beds that can arranged as 2 singles or 1 double. This bedroom also has an additional single guest bed.

WET ROOM 2
Situated between bedroom 2 and 3

BEDROOM 3 /Master Bedroom :Sleeps 4
At the end of the hallway there is bedroom 3. This is the largest of the bedrooms and can sleep up to 4 guests.with 1 'zip and link bed' which can be arranged as a 5ft double or 2 singles.(please specify your preference in the booking form comments section) There is also an additional 2 single guest beds. This bedroom also benefits from a BATH in the corner of the room.

BEDROOM 4 is accessed through bedroom 3 by a door. For extra privacy a curtain can be drawn in bedroom 3 if bedroom 4 is to be accessed.

BEDROOM 4: Sleeps 3
At the end of the hallway is the final bedroom. There is a 'zip and link' bed which can be arranged as 2 singles or one double.(please specify your preference) There is also an additional single guest bed.

STUDIO / SELF CONTAINED ANNEXE: Sleeps 3
Downstairs from bedroom 4 there is a self contained studio. This open plan studio has lounge/kitchen which has a double bed allowing 2 additional guests to sleep here. There is also an additional single fold out guest bed. The kitchen is fully equipped with everything you need.

WET ROOM 3
In the studio there is another wet room.

This property is perfectly located for a visit to central Brighton to explore this most popular vibrant city. often described as London by the sea. You can take a stroll along the promenade and the pier or just relax on the beach. With its massive choice of restaurants, bars and cafes, you'll never be stuck for somewhere to eat and drink.

North Laine is the bohemian independent cultural heart and soul of Brighton. If the arts are your thing, then you won't be disappointed. There is a huge array of exhibitions, Theatre shows, festivals and street shows. And when the sun goes down they is a massive choice of nightlife.

On foot from Brighton train station
Walk straight out the station and go down Queen's Road. Walk about 150 metres and turn left down Gloucester Road. Walk about 300 metres down and turn right onto Vine Street. The property is about 50mtres on your left.

By train
It takes only 1hr to get from London to Brighton, 6hrs from Edinburgh and 3hrs 45mins from Manchester.

By car
The A23, A24 and A27 take you into Brighton, which are serviced by the M23 from London and the M27 from Southampton.

“Fantastic Brighton Girls Reunion”

I stayed here with 9 of my friends for a girly weekend. The apartment was amazing, fantastic location for visiting Brighton. The apartment was clean, spacious and had lots of quirkiness's to it. I would definitely recommend it to groups of people looking for somewhere to stay.

13 years ago we came to Brighton for a hen do, (in a hostel) last weekend 9 of us returned for a reunion but in this fantastic apartment. The space was great, Large kitchen with a giant dining table, plenty of chairs/sofas/giant beanbags. Cupboards were full of all kitchen essentials including some tea/coffee/sugar which was great on arrival. Smart decor and WiFi. The rooms were plenty, and the beds very comfortable. 3 showers/shower rooms with 2 baths available in the bedrooms also. There is also an annex fully equipped with its own kitchen and bathroom. Great location with the town right at the end of the road and 10 minutes walk to the seafront. Lovely looking restaurant below us although we didn’t get to eat there. Also a tattoo shop directly below. All in all we have given this apartment a 10/10 and would definitely return.

9 of us recently stayed at this apartment, fantastic! The place was very well appointed with everything you need, including white fluffy towels. The apartment is well situated, within easy walking distance to everywhere. Would definitely recommend and can’t wait to return.

“Great venue for a reunion!”

10 of us wanted to celebrate the 50th reunion of us all starting at the University of Sussex in 1968. As "retired gentlemen" now, we wanted a venue with a relaxing and open communal area to make it easy for us all to relax in one another's company. Brighton central loft fitted the bill perfectly! The property was clean and contained everything we needed - the location was great too. Well recommended!

“Incredible weekend”

All the way through to the date of our arrival for my friends hen weekend - James and Naomi were fast at responding and this reassured me as this isn’t the cheapest of rentals - but every penny was so worth it! We arrived at the property and from the moment we got there, we knew we were in for a treat! After a bit of confusion on which front door was ours - the lovely gentlemen from the below restaurant CinCin pointed us in the right direction. Sadly we didn’t get the chance to dine there - but it looked great! There’s always next time, I suppose. The property more importantly was clean, tidy, spacious and comfortable. Lots of cutlery, crockery and drinkware were in the cupboards - all pristine and ready for use. The communal area fit 10 of us so comfortably Onto the kitchen - cupboards were stocked with your every days essentials and ice was ready in the freezer. Bedrooms - single beds in each with just enough storage space for the weekend. All of the girls - none of which pack lightly - didn’t have any complaints, just remarks of how amazing the property was! Bathrooms - the only niggle - specifically on the bedroom floor was a little small for all of us to use. The bathroom in the communal floor served us well. The Annex - on a last minute change of plan - we had to extra guests - one of which had a walking disability. This was a little tricky as there are a number of flights of stairs to get down and up. That along with a baby buggy and accessories was a little tricky - but that’s just an observation and not a complaint. James was fast to respond to me on the day to confirm that all was fine to go ahead. This was appreciated. Location. Just perfect. Noise - after reading a few reviews - I can understand where past renters were coming from. We could hear late night chats from neighbours - but worst of all were the seagulls early in the morning... it was hot so we had the windows open so I guess that didn’t help. Also - there were thoughtful earplugs on our pillows to help! Which they certainly did! Final thought - can’t wait to get down there again for the next celebration! A really lovely weekend!
